Our Responsibilities

As your landlord, we are responsible for maintaining the property’s structure and exterior. Please refer to your tenancy agreement for specific details on our responsibilities.

Your Responsibilities

As a tenant, you are responsible for reporting any issues promptly and maintaining the property in a reasonable condition. You should not attempt repairs unless specified in your tenancy agreement.
As a tenant, you are responsible for performing several minor tasks to maintain your home:

  • Replacing light bulbs, including those in appliances.
  • Bleeding central heating radiators to ensure they function efficiently.
  • Testing and replacing batteries in smoke and carbon monoxide alarms to ensure your safety.

To prevent potential issues, please follow these simple guidelines:

  • Toilets: Avoid flushing sanitary items, wet wipes, or nappies to prevent blockages.
  • Mould and Condensation: Keep bathrooms and humid areas warm, well-ventilated, and clean to prevent mould growth.
  • Food Waste: Dispose of food waste in the appropriate bins and avoid pouring oil or food waste down the sink or drain to prevent pest infestations.

Emergency Repairs

For urgent issues that pose a risk to health or safety, such as a burst pipe or faulty electrical wiring, please contact us immediately. We have a 24/7 emergency service to ensure prompt assistance. Please contact us on 07901514640.

Non-Emergency Repairs

For non-urgent repairs, we will schedule a visit at a mutually convenient time. We aim to complete all repairs within a reasonable timeframe and will keep you informed of progress.

The steps plan is as follows:

  • Tenant report repair to Hilda.
  • Hilda logs on portal and either forward to contractor or Hilda handyman.
  • Contractor/Handyman contact tenants to arrange appointments.

Keeping Records

We maintain detailed records of all reported issues and completed repairs. This ensures transparency and helps us improve our services.
